FSBO and Multiple Listing Service

If you have decided to sell your house yourself, you have probably also done some research on ways to advertise your home. You may have also wondered how to reach buyers using Realtors or real estate agents. This is where the multiple listing service, or MLS, comes in.

The MLS is a way for real estate agents to see what other agents have listed. It’s not just one piece of software, but rather a collection of programs. The complete database is used by real estate brokers to share with their agents so they can more easily connect buyers and sellers. The actual listing belongs to the agent who created it.

This leads the home seller to wonder how he or she could be a part of all that. There are several websites that for a fee will list your home on the MLS for a set amount of time. Often it’s as little as three months, so you have to have a great listing from the start to ensure that you will have the maximum opportunity to get your house seen and sold in that time. Many sites will give you the option to renew that listing if you need it.

An MLS listing gets you on all of the major company real estate listing pages like AOL homes and Yahoo, as well as on Realtor.com. Even with all of that national exposure, you will want to be sure you list locally and not just on the national MLS.

Some of the MLS websites have a cap on how many photos can be put into the listing. Others do not work on a flat fee basis and end up sending your listing out to a contracted brokerage who will work to get you signed up as a client. Still others have referral fees buried deep in their terms and conditions.

When all is said and done, a good MLS website will cost you somewhere between $300 and $500. It’s still a tiny cost compared to how much the commission is that is paid to a real estate agent. A low-cost website will probably mean you get what you pay for. An MLS listing will pay off handsomely since now as many as 80% of potential homebuyers do their research online, particularly at the start of the process. When you get a chance to reach more people, you have a greater chance of selling your home faster.

Your MLS listing allows you to put up several photos to showcase your home’s best features as well as your description. It will be worth it to you to spend some time on both of these, making sure that they are the very best you can make them.
